What a Villa ADU costs

Dwell reported Villa pricing "starting at $225,000", covering permits, site and foundation preparation, construction, appliances, utility hookups and installation. The model list last captured by an independent reviewer in November 2023 ran from the Villa 450 at $199,000 to the Villa 1200 at $309,000.

We could not access villahomes.com when we checked in September 2026, so we could not confirm today's price list. Ask for a current, written, site-specific quote, and ask which items it excludes.

How long it takes

Villa quotes about 9 to 12 months from signing to move-in, most of it design and permitting.

Villa pre-approved ADU plans in Los Angeles and San Jose

Villa has standard plans listed with the Los Angeles Department of Building and Safety and three pre-approved plans in San Jose (440, 569 and 747 sq ft). Pre-approved plans usually shorten the permit step, because the city has already reviewed the design.

What changed in 2026

Villa now calls itself a homebuilding platform. It works with a network of off-site manufacturers, has started building its own neighborhoods (the first homes at Acacia Village in Santa Rosa were delivered in February 2026), and is led by CEO Sean Roberts. Backyard ADUs are still offered.
