Boxabl is a Las Vegas manufacturer that builds the Casita, a factory-made unit that folds for shipping and unfolds on site. As of September 2026 its one-bedroom and two-bedroom Casitas are approved in California, and it publishes a turnkey price for every model: $185,000 and $200,000 for the two California-approved Casitas, and $140,000 for a studio not yet confirmed for California.
Good to know: Boxabl's own SEC filing notes financial risk, so paying in stages tied to delivery is sensible.

Boxabl Casita price: unit vs turnkey cost
Boxabl publishes two numbers for each model: the unit alone, and a turnkey price. The turnkey price covers permits, survey, engineering, utility hookups, foundation, installation, shipping, crane and final inspection. The company notes that the final figure still moves with site work, taxes, delivery distance and financing.
On a per-square-foot basis the turnkey list works out to roughly $256 to $388, the lowest published all-in figure in the California market.
Is the Boxabl Casita approved in California?
The two-bedroom Casita received California statewide approval in November 2025 and the one-bedroom in April 2026, according to the company's quarterly filing. We could not confirm the studio for California. In August 2026 Boxabl announced its own California general-contracting capacity to handle installs.
Financial position, plainly
Boxabl became a Nasdaq-listed company in July 2026. Its filing reports 27 Casitas delivered in the first half of 2026 and includes going-concern language, which means the company itself says its future depends on raising or earning more money. That does not mean a problem with your unit. It does mean a payment schedule tied to delivery and installation is worth asking for.
Boxabl reviews: what owners, BBB and Reddit say
The Las Vegas factory has 4.7 stars on Google from 872 reviews, many of them from factory tours. The BBB rating is F, with nine complaints closed in the last three years. Some Reddit threads ask whether buyers have received their units, and California deliveries are still new.

If you like the idea of a fixed turnkey price, USModular publishes turnkey pricing from $155,000 in Southern California, and Perpetual Homes quotes all-in from the mid $200,000s across 24 counties.
