Model prices are for the unit. After a site review and property survey, LiveLarge gives one fixed all-in quote covering permits, site work, delivery and installation. One Sunnyvale owner's L-795 came to $360,000 in total, about $115,000 over the unit price.
How it is built
LiveLarge units have steel frames, triple-pane windows and R-25 walls, and are designed for wildfire-prone areas. The company says each unit is built under state (HCD) supervision and receives an HCD insignia, so it is treated as real property. It also says San Jose has pre-approved its full plan set.
Timeline and warranty
The unit is craned in within a few hours, and LiveLarge describes 4 to 6 weeks of on-site work. The warranty is 10 years structural, 5 years on doors and windows, 2 years on plumbing and electrical and 1 year on cabinets.
