What a Perpetual Homes ADU costs

The catalog lists 39 models, and every price carries the same note: it is an estimate for the home only, with site work and other services priced after an inspection. For ADU sizes that means $123,000 to $170,000.

The company's all-in estimate starts in the mid $200,000s. It includes a raised foundation, standard water, sewer, electrical and gas connections, a $9,500 budget for plans and engineering and a $20,000 allowance for city fees. Utility upgrades, permit fees above $20,000, craning where access is tight, custom foundations, decks and upgraded steps are extra.

Different pages on the site quote different starting prices, including a mid $100,000s installed figure that looks older. Ask for a written, line-by-line estimate for your lot.

How the project works

Perpetual runs a ten-step process: a free virtual assessment, a feasibility check, a site visit, design and permitting, a line-by-line estimate, personalizing the design, the factory build, site preparation in parallel, delivery and connection, and move-in. The company says on-site work averages 2 to 4 months after delivery.

Perpetual is a dealer, not a general contractor. Its site says licensed construction work is done by an independent licensed contractor that the owner engages directly. Many buyers will be comfortable with that, but it is worth knowing who signs which contract.

Warranty and financing

Homes come with a 1-year Skyline limited warranty plus a 6-year extended warranty that now includes structural coverage, with claims handled by Assurant and deductibles applying. Financing contacts listed include Aven Financial, Monterra Credit Union, Redwood Credit Union and RenoFi.

Perpetual Homes reviews: what owners say

Perpetual holds an A+ BBB rating with no complaints and was accredited in August 2025. Birdeye shows 4.6 from 16 reviews. Model homes can be toured by appointment in Danville, Concord, Sonoma and Santa Rosa.

What we like, and what is worth knowing

  • A published payment schedule and named financing partners

Worth knowing

  • Site work is done by a licensed contractor you engage, since Perpetual is a dealer rather than a general contractor

The part most prefab prices leave out

Get your site work checked by a local contractor

Foundation, trenching, utility connections and crane access decide most of the gap between a sticker price and a finished ADU. A licensed local contractor can walk your yard and price that part before you sign with a factory.
