Cover is a Gardena company that designs custom homes and ADUs and builds them from non-combustible light-gauge steel panels made in its own Los Angeles-area factory. It serves ten Southern California counties, prices each design as a fixed up-front number rather than per square foot, and says an ADU can be finished in as little as 4 months.

What a Cover ADU costs

Cover no longer publishes a price list. It prices each design from the number and type of components, and estimates site work separately during design. Earlier published figures ran from about $354,000 to $369,000 for its one-bedroom S1, and one owner on Reddit reported about $500 per square foot.

How a Cover ADU is built

The structure is light-gauge steel with a Class A fire-rated roof and integrated sprinklers, which is why Cover has been busy with fire rebuilds in the Palisades. Standard features include floor-to-ceiling low-E glass, Bosch and Thermador appliances, R-34 walls, a heat pump water heater and multi-zone heating and cooling. Panels are assembled on site without a crane.

Timeline and the permit guarantee

After an intro call and site visit, Cover designs the unit and gives a fixed price in a few days, handles permits, builds the panels while the site is prepared, and installs and finishes on site in 6 to 8 weeks. If Cover cannot get permits for a straightforward residential lot in its service area, it refunds all fees paid.

Cover reviews: what owners say

Cover has 4.7 stars on Google from 23 reviews, and its contractor license (CSLB 1039029) is active with no complaints shown. It completed its first Redondo Beach ADU in November 2025 and its first Palisades fire rebuild, which included an 800 sq ft two-bedroom ADU, in January 2026.
