The short answer

Where should kitchen remodeling in Orange County start?

Decide whether the existing layout works before choosing cabinets. Retaining the sink, range and major service routes makes the scope easier to define; moving them adds design, trade coordination and potential structural work.

Compare a finish-led upgrade with a layout change before selecting cabinetry. Moving the sink, changing a wall or rerouting ventilation can introduce work unrelated to the quality of the visible finishes.

Finish refresh — inclusions & limits

Specify refinishing or new fronts, hardware and surfaces. This does not repair worn cabinet interiors or resolve an awkward floor plan.

Full replacement, same layout — inclusions & limits

Include demolition, cabinet installation, countertops and trade reconnections. Keeping the layout does not automatically exempt electrical or plumbing work from permits.

Change the layout — inclusions & limits

Measure clearances and confirm structure before ordering cabinets. Carry separate design, engineering and service relocation allowances.

Cabinets and storageCabinet count, construction, hardware, panels and installation.Appliance panels, organizers, fillers and finishing can sit outside a cabinet allowance.

Ask whether design, permits, tax, delivery, disposal and restoration are included. For an unknown condition, request an allowance or unit rate with a written approval process. Keep optional upgrades separate so the base proposals remain comparable.

Identify the city before defining the permit pathway

A kitchen in Irvine, Anaheim or Newport Beach should begin with its own city’s building department. Orange County is useful for regional planning, but it is not one combined permitting process for all homes.

Where an HOA applies, obtain its requirements for access, work hours and any affected shared or exterior systems. An association’s approval is separate from a public permit; one does not establish the other.

Official starting point: Orange County Development Services.

A decision to work through · illustrative scenario

New cabinetry or a new floor plan?

Two kitchen proposals can look similar in a mood board but contain very different building work. Compare an in-place cabinet replacement with moving the sink or removing a wall.

Before you compare bids: Ask each bidder to separate finish upgrades from layout changes, identify the permitting city and list any applicable HOA coordination.

Plan the sequence before the start date.

  1. 1

Measure and decide: test storage, circulation and appliance clearances before committing to a layout.

  2. 2

Confirm approvals and orders: resolve structural and trade requirements, then verify cabinet and appliance lead times.

  3. 3

Build and close out: protect the home, complete rough work, install cabinets, template counters, reconnect and inspect.

Request separate dates for design, permit review, procurement and active construction. The construction duration starts after the required approvals and materials are ready; it is not the total time from your first inquiry. Confirm dependencies and current lead times with the project team.

Give every bidder the same brief.

Copy this checklist and add dimensions, photos and your selected scope. Ask each contractor to mark inclusions, allowances and exclusions on the same list.

  • Dimensioned layout, cabinet schedule and appliance model numbers
  • Countertop area, material, edge, cutouts and backsplash extent
  • Electrical, plumbing and exhaust scope with permit responsibility
  • Floor protection, dust control, debris removal and temporary kitchen arrangements
  • Allowances, delivery dates, change-order pricing and final inspection

Keep a separate allowance for unresolved conditions. Agree who approves changes, what evidence is provided and how each change affects price and completion.

What happens after you ask for help?

  1. Tell us the project, timing and location. “Just researching” is a valid starting point.
  2. A Renology advisor discusses your scope and checks local contractor availability.
  3. You decide whether to move forward. A contractor’s site-specific proposal establishes the price and work; this guide is not a quote.

Can Renology already match contractors throughout Orange County?

Local coverage must be checked for the address and project. Use the planning inquiry to describe the scope; this guide does not promise contractor availability or a set number of matches.

Can I order cabinets before design is complete?

Wait until field dimensions, appliance specifications and service locations are confirmed. A preliminary drawing is useful for pricing, but it is not a reliable fabrication release.

How do I compare two very different bids?

Give both contractors the same cabinet schedule and finish allowances. Separate fixed work from allowances and exclusions; then compare the price of the same scope rather than the two totals.

Is $30,000 enough for a kitchen remodel?

Treat $30,000 as a ceiling for a written brief, not proof that a full remodel fits. Ask for a limited scope that retains usable cabinet boxes and the layout, then separate appliances, countertops and trade work. If the priced brief exceeds your ceiling, change the scope before signing rather than relying on unpriced allowances.

Check contractor credentials with California CSLB. Match the business identity and scope to the proposal.
