Luxury vinyl plank (LVP) went from a budget category to the default choice for kitchens, bathrooms, basements, and high-traffic areas. Premium brands (COREtec, Karndean, Shaw Floorte) deliver convincing wood-look at $5 to $12 per sqft installed with full waterproofing, 20-30 year warranties, and zero maintenance beyond a damp mop.

Premium homes (above $750k) and traditional architectural styles still benefit from solid or engineered hardwood. The natural variation, refinishability, and warmth of real wood reads as a quality signal at the high end. Reserve hardwood for living areas, bedrooms, and dry spaces. Use LVP or tile for kitchens, bathrooms, mudrooms, basements.
