Maple Valley Home Remodeling

City planning guide · Local planning for Maple Valley. Confirm the jurisdiction serving your address.

Contractor availability depends on your address, project and timing.

Maple Valley only became a city in 1997, and six in ten of its homes went up between 1990 and 2009. So the remodel questions here are rarely about knob and tube wiring. They are about builder-grade kitchens and baths reaching their thirties, roofs and furnaces wearing out on the same schedule, and the tall evergreens around the house that come down in winter wind.

What changes a remodel in Maple Valley.

61 percent of Maple Valley homes went up between 1990 and 2009

The Census Bureau's 2020 to 2024 survey puts Maple Valley at 9,633 housing units; 5,858 were built in the 1990s or 2000s, including 3,312 in the 2000s alone. The median year built is 2001, and just 35 homes predate 1940. Houses from those years are now 17 to 36 years old, the age when original roofs, water heaters, furnaces and builder-grade kitchens and baths come up for replacement, often within a few years of each other.

Maple Valley rates winter wind, snow and ice as a high-probability hazard

The city's section of the King County hazard mitigation plan says Maple Valley is subject to severe winds, rain, snow and ice, and that past storms brought road closures, downed trees, power outages and some structural damage. The Cedar River runs outside city limits, and the plan records no flood losses in the city to date. The city sits on the edge of the urban growth boundary next to rural forest, which it rates as a low probability wildfire risk with moderate impact. For a remodel, that points to roofs and siding rated for wind, trees cleared from the roofline, and a plan for power outages.

Maple Valley protects trees 12 inches across and larger

Under the tree ordinance in effect since March 22, 2023, a significant tree is any healthy evergreen or deciduous tree at least 12 inches in diameter at four and a half feet above grade, not counting alder or cottonwood. A landmark tree is 24 inches or more. Cutting a significant tree normally takes a Clearing and Grading Permit. Existing single-family lots of two acres or less are exempt, unless the trees sit in a recorded Tree Retention Plan or Tree Protection Area. On a house lot, a hazard tree or any tree within one and a half tree lengths of an existing or permitted building can also come down without that permit.

What a remodel costs in Maple Valley in 2026.

$724,700

Median home valueOwner-occupied homes in Maple Valley, Census ACS 2020-2024

Maple Valley permit valuations were not available for us to analyze, so the city figures here are from the Census Bureau. Its median owner-occupied home was valued at $724,700 in the 2020 to 2024 data, and the median household income was $152,885. Owners with a mortgage paid a median $2,984 a month for housing. Gas is the main heating fuel in 59.0 percent of occupied homes, so furnace and water heater swaps here often involve a gas line.

Storm outages make backup power a real line item. In the Seattle results of Cost vs Value 2025, a 70 amp standby generator with an automatic transfer switch averaged $17,225 and returned 50.4 percent at resale. Most of that job is electrical, and electricians are expensive here: an electrician in the Seattle metro made a median $101,780 for the year in May 2025 data, while the U.S. median was $63,190.

Who issues permits in Maple Valley.

Inside city limits, the City of Maple Valley Community Development department issues building, plumbing and mechanical permits, and every permit and project is submitted only through the city's OpenGov portal. For electrical work, the permit is issued by the state's Department of Labor and Industries (L&I). Not every Maple Valley mailing address is inside the city, so check your parcel in the King County Parcel Viewer first; unincorporated addresses go to King County.

  • Every permit and project goes through the OpenGov portal, and plan PDFs that are not formatted to the city's electronic requirements can be rejected.
  • Over-the-counter residential plumbing and mechanical work is filed as an Express Plumbing Permit or Express Mechanical Permit.
  • Simple rooftop solar can use an Express Solar Permit with no plan set if the project meets the city's checklist. An L&I electrical permit is still required.
  • Fees are paid only through the portal, by card with a surcharge of about 3 percent or by e-check for a flat $2.25. Mailed or hand-delivered checks are not accepted.
  • After windstorm damage, owners may take emergency steps to protect a house before a permit is issued, and the building department offers free damage assessment inspections, but structural repairs still need a permit.
  • Removing a significant tree on a lot larger than two acres takes a Clearing and Grading Permit, and trees in critical areas follow separate rules.
  • The permit office is open Monday through Thursday, 9 a.m. to noon and 1 to 4 p.m.

What Maple Valley homeowners plan most.

Deck building

About 84 percent of Maple Valley homes are single-family detached houses. That guide came out of Seattle; decks here are permitted through Maple Valley's OpenGov portal.

Heating and cooling

Gas heats 59 percent of Maple Valley homes, and furnace or heat pump work is filed as an Express Mechanical Permit.

Roofing

The city's hazard plan rates severe wind, snow and ice as likely, so roof covering and flashing are worth checking on a 25 to 35 year old house.

Backup power generator

Past storms have knocked out power here. A standby generator needs an L&I electrical permit, and in Seattle's 2025 Cost vs Value report it ran $17,225.

Kitchen remodel

The median Maple Valley home was built in 2001, so its kitchen is now about 25 years old. Plumbing changes go through an Express Plumbing Permit or a full building permit.

Before you start.

How much does a backup generator cost in Maple Valley?

Seattle's 2025 Cost vs Value data shows $17,225 for a 70 amp standby unit with an automatic transfer switch, returning 50.4 percent at resale. In Maple Valley, where the city's hazard plan lists wind, snow and ice storms with power outages, the electrical permit comes from the state Department of Labor and Industries.

Do I need a permit to cut down a tree in Maple Valley?

Usually not on a normal house lot. Maple Valley exempts existing single-family lots of two acres or less, unless the tree is in a recorded Tree Retention Plan or Tree Protection Area. On larger sites, cutting a significant tree, 12 inches or more across and not alder or cottonwood, takes a Clearing and Grading Permit. Critical area trees have separate rules.

How do I apply for a building permit in Maple Valley?

Everything is submitted through the city's OpenGov portal; paper and walk-in submittals are not accepted. Simple jobs use Express Plumbing or Express Mechanical permits, and rooftop solar can use an Express Solar Permit. Pay by card with a surcharge of about 3 percent or by e-check for $2.25. First confirm your parcel is inside city limits.

Who issues electrical permits in Maple Valley?

L&I, the state labor department, issues them. Maple Valley handles building, plumbing and mechanical permits through OpenGov, but electrical permits and inspections for addresses in the city come from L&I, which you can reach at 360-902-5269. Even an express rooftop solar permit from the city still needs a separate L&I electrical permit.

Do I need a permit to repair storm damage in Maple Valley?

For structural repairs, yes. After windstorms the city has allowed emergency measures to protect a house before a permit is issued, and its building staff offer free damage assessment inspections to speed up the permit. Request one by phone at 253-413-6631 or by email to permits@maplevalleywa.gov with your address and the damage.
