Erik and his family had owned the 1958 Tacoma craftsman for 9 years. The full basement underneath was 900 sqft of storage boxes, the water heater, and a permanent musty smell that no amount of dehumidification fully solved.
The first step was the right one: hire a foundation specialist before any framing. He found two minor moisture intrusion points (a cracked drain tile, an old window well that channeled water against the foundation). Both fixed in week one, $4,200 total. Without that step the rest of the project would have been a mold farm in 2 years.
Then the build. Closed-cell spray foam against the concrete walls (R-21 effective), 2x4 framing, fiberglass batts in the rafters above. LVP throughout, recessed warm LED lighting, painted shiplap accent wall behind the TV. A built-in wet bar with mini-fridge and wine rack. A 3/4 bathroom with curbless shower (because: basement, why not).
11 weeks of construction. $68,000 all-in including the moisture work. Erik said the family now spends more evenings down there than upstairs. Best $68,000 they have spent on the house in 9 years.
